Guest Arrival

There are a few elements that need to be set up before we can rent out your property. We will schedule an initial appointment and viewing with you to inspect the property. We will go through a checklist of things to get you started and set up. These will make sure that your apartment is set up to accommodate guests and their basic requirements & ensure that the handover to us managing your property is seamless.

We have managed to get a very good understanding on what our guests are looking for and the type of properties that rent the best. The expectations of guests has risen with the amount that has become available and the condition of the property is very important. We ask our clients to take this into consideration when preparing themselves for short term lets by investing a bit of time & money in to making the apartment as nice as possible, which will increase the amount of returns on your investment. Cleaning Schedule

As we have regular guest turnovers and high occupancy, your apartment will need cleaned after every guest checks out & also to attend to any minor maintenance issues. Our experienced cleaners & tradesman will always work fast and effectively to maintain a high standard to ensure your property is safe & clean for all of the guests in attendance.We provide the following in the cleaning & linen services.

All bedding and towels are professional hotel quality. We hire laundry from a professional laundry provider and all linen comes, cleaned and ironed ready for use.
The properties will be professionally cleaned and checked by our housekeeping team. The beds are made nicely to a hotel standard.
The following items will be included:
Cost of the linen & Towel hire & delivery
Cleaning,Bin Bags,Soaps and Shampoos,Toilet paper,Dish washing liquid,Tea, Coffee, Sugar,Sponges and clothes for the kitchen,Short bread/pillow chocolates.

Bespoke Service

We offer the following services:
Full Management Service – 20% + vat
We deal with absolutely everything, listing the property, reservations, payments, turn overs, maintenance etc.(cleaning & maintenance costs are not included)
Guaranteed income – depends on the property and location.
Occasionally we may be able to offer a guaranteed income for your property and take on all cleaning and small maintenance costs.
Booking Only Service – 15% + vat
We will list your property on our systems and all the online booking portals. Manage the reservations & Payments and initial interactions with
guests. Then pass them onto owners for further management. (arrival instructions, complaints, call outs, maintenance and cleaning)
